Market growth continues to be slow and steady, but the good news is that there is growth, and year over year sold properties is up nearly 12%! There were plenty of new listings the last two weeks, which we believe shows consumer confidence that there property might actually sell! 60 properties also went under contract over the past two weeks. And in terms of what has sold, 43 residential properties over the past two weeks, with an additional 11 lots and land and 3 commercial properties. Year to date, there have been 206 total sold properties versus 184 last year--12% better. Just to reiterate, this is for the areas from Carova to South Nags Head, including Colington Harbour & Roanoke Island, but exclusive of Hatteras Island properties. However, I think there is another important statistic to consider, and that is that of those properties sold, only 25 were bank owned property. Compare that to 43 bank owned properties the previous year. Additionally, there are only 30 bank owned properties on the market in this same area at the present time. I think that's a good sign to homeowners trying to sell their properties--there is significantly less competition from bank owned properties and continues to point to a gradual return to healthier market conditions.
